PropRaven Intelligence ships four pre-computed signals on every U.S. parcel:

  1. Absentee owner — 31% of U.S. parcels are owner-occupied; the rest are flagged with mailing distance class (LOCAL / OUT_OF_COUNTY / OUT_OF_STATE / PO_BOX). Top out-of-state buyer flows surface lead-gen targets.

  2. Owner portfolio rollup — for every canonical entity, a single row with parcel count, total assessed value, geographic spread, property-type mix (SFR/MF/commercial/industrial/vacant), and average year built. Top 10 entities own 1M+ parcels each.

  3. Institutional ownership flag — three-tier classification (curated list / >10 parcels / >5 parcels). Identify SFR funds, securitized CRE pools, REITs.

  4. Recent transfer — last sale date + price + days-since bucket. Filter to high-confidence cohort (date + price both present) for clean deal-flow signal.

Every signal carries a confidence_score and explicit methodology. Customers building decisioning systems can filter to deterministic-only matches; lead-gen workflows can take the broader cohort.

v1.7 expansion: Intelligence now ships seven pre-computed signals — adding:

  1. Distress score (PARCEL_DISTRESS) — 7-indicator composite (sheriff/foreclosure deed, sub-market sale, LLC recent transfer, old+no-permits, low improvement-to-land, multi-distress overlap, vacant+old). 230M+ parcels scored, ~5M flagged distressed with confidence.

  2. Value-add candidate (PARCEL_VALUE_ADD_CANDIDATE) — 6-indicator composite identifying redevelopment / repositioning targets (old building + low improvement, recent permit activity, sub-market last sale, institutional recent buyer, MF mix, active metro). 13K HIGH-tier targets, 8.3M MEDIUM nationally.

  3. Transaction party graph (EDGE_TRANSACTION_PARTY) — 34.7M GRANTOR/GRANTEE edges with owner-id resolution. Track every transaction your target entity was a party to, on either side.

Refresh cadence: Monthly. v1.7 also adds raw transaction history (SILVER.TRANSACTION — 21.1M deeds) and canonical addresses (SILVER.ADDRESS — 146.3M).
